A Property Manager's Guide to Potholes and Asphalt Patching
Potholes and distressed asphalt can affect vehicle movement, drainage and the appearance of a commercial property. The right response begins with an assessment of the damaged area and its surrounding conditions.
Start with the Location and Extent of Damage
Record the approximate length and width of each damaged area, photographs from a safe location, standing-water conditions and whether the area carries delivery trucks, passenger vehicles or pedestrians. Identify any nearby drains, utilities, ramps or entrances.
Understand the Potential Repair Scope
Some localized damage may be suitable for patching. Other areas may require the removal of failed asphalt, correction of unstable base material or a broader repair. Surface appearance alone may not reveal the full condition of the layers below.
A written proposal should explain the approximate limits of removal, preparation, proposed material, compaction approach, disposal and what happens if concealed damage is discovered.
Plan Access and Safety
Consider whether a work zone will temporarily affect parking stalls, loading areas, customer access or deliveries. Discuss timing and temporary closures with the contractor before work begins. Weather and material availability can also influence scheduling.
Compare Estimates on a Consistent Basis
Look for clear scope descriptions, appropriate materials, estimated quantities, exclusions, scheduling assumptions and cleanup obligations. Do not compare prices without reviewing what each contractor includes.
