Commercial Sidewalk Repair: Scope, Quantities and Project Planning

A sidewalk repair project involves more than ordering concrete. Owners and property managers should consider the condition of the existing walkway, the intended use, surrounding grades, access, drainage and the scope of demolition and replacement.

Define the Actual Scope

Identify damaged sections, approximate dimensions and thickness where known. Determine whether removal, disposal, base correction, forming, concrete placement, finishing, control joints, curing and cleanup are included. Additional requirements can apply at driveway crossings or accessibility features.

Understand Concrete Quantities

For a basic rectangular slab, the theoretical concrete volume in cubic yards equals the area in square feet multiplied by thickness in inches, divided by 324. Actual orders can be higher because of irregular shapes, variations in depth, job conditions and reasonable allowance for waste.

For example, a 1,000-square-foot sidewalk that is 4 inches thick requires approximately 12.35 cubic yards theoretically. The final order should be based on field measurements and project specifications rather than that theoretical figure alone.

Coordinate Access and Scheduling

Concrete requires appropriate placement conditions and curing. Discuss temporary pedestrian routes, entrances, access for deliveries, weather and the expected reopening process. Do not assume a newly placed area can immediately be returned to service.

Check the Proposal and Closeout

A useful proposal explains the concrete work, site preparation, exclusions, changes and payment schedule. During closeout, confirm that the agreed work area is complete and that any punch-list items are documented.
